How long will Softwash last on Vinyl siding

I have a bid to submit for a vynil siding complex and I want to know if I can give a guarantee on the cleaning. They think they need it every year but I would like to offer them a 2 year guarantee on the siding. Is this advisable, would doing a "final wash" add to the longevity of the cleaning provided. I have never offered this before. I could use a little advise, thanks.

I would not guarantee siding, and I don't think any SWS companies do. A roof is a relatively controlled environment, so it can be guaranteed. With vegetation, differing amounts of sun/ shade, insects, dirt and debris, etc, there are too many factors that can come in to play with siding. Also, vinyl siding is hollow, and often some of the algae begins to grow behind it, and bugs like to hang out under there as well. I usually just tell people that this is the best and longest lasting cleaning on the market, certainly longer than pressure washing, as we kill all algae, mold, and mildew 100%. I tell them 3-5 years is how long they should expect it to last in my climate, even longer in dryer, more open areas. My good return customers who appreciate a clean home are calling me about every 3-4 years. I do have folks who call me every year, especially lake homes and heavily wooded areas. If there is a lot of visible green on any parts, it could come back faster due to algae finding it's way under the siding.

Also, they may just want it done every year for insect debris, spider webs, windows, etc. In this case you could offer a "deep" cleaning the first time, and a quick cleaning for two years after that. The second and third cleaning will be faster, probably about 2/3 the time, just done with a little TerraWash and no bleach needed, and windows, sills, etc. Try and get them to do a 3 year contract, you can give them a good price, and that's guaranteed income for you for 3 years.

Chad made a lot of very good points. We offer written warranties on roofs only. Anything thing else we explain as "maintenance" areas that will require annual attention.

You said they were looking for annual cleaning, and following Chad's advice, offer them a very thorough treatment / cleaning this year and then a lower cost annual maintenance agreement.

 I will +1 this advice! It's a very quick clean coming back next time the following year. Some of our contracts discount the price of service up to 30% off if they get it done annually. Great recurring revenue.
