Carlos,

Yes, you can certainly use 12% SH! Be happy you can find 12% SH over 10%. If/When you reach a point that you are buying SH by the 55 gallon drum, the 12% SH will go further than the 10% because it can be diluted more, so you won't have to refill your SH drum as often. You'll just need to add a little less bleach to the mix. Both Brandon Vaughn and I have created SoftWash Mix Calculators and his current version is better than the first one I made (however another is in the works from me). For Brandon's spreadsheet, you just put in the strength of your SH, the size batch you are mixing and it will calculate it all out for you and tell you how much Green Wash to use as well. If you ever decide to augment with CH the spreadsheet allows for this too. Augmenting cuts out a lot of the salt and makes a great back up that you can keep on hand if you run low on SH (buy 10 pounds for a rainy day when you find you don't have enough SH), but when you use CH you need to keep the area wet with mix until you are ready to rinse. If the CH solution dries before you rinse you can get little white specks from the CH. I do small amounts of soft washing so I use CH because I can keep it on hand and it will stay fresh, where if you store SH, you probably won't want to use it for roof cleaning once it is about a month old.  I use CH now because I don't do jobs frequently, but I'll use it when I am more busy because it has a longer shelf life (in powder form), the odor is significantly less compared to liquid bleach, and you replace the salt (a plant poison) with calcium (a plant fortifier).  It takes a little longer to mix, you have to agitate your mix frequently so it doesn't settle, and you can't let it dry (especially on windows) before rinsing.  Brandon did a test (I think in his yard) where he sprayed a 3% SH mix and a 3% CH mix, and the 3% SH burned or killed the grass, and the 3% CH mix either didn't burn the grass at all, or just barely.  Brandon is the man to talk to about using CH if you want to know more.

Green Wash already has some Rain Fresh in it which will help mask the scent of the SH, but SH is still going to smell. I cannot speak on the use of ELemonator as I've never used it or other scent masking additives. I use CH almost exclusively and CH has a very minor smell compared to SH. Being in the cold season, you could probably put the Lemon masking scent in a 1 or 2 gallon pump up sprayer and give a generous spray around the windows and doors to help cover the SH smell when people come in and out of the house.

Carlos,

Troy has given you great info. I will add this ...the smell is the smell. You need to let your customers kniw up front that they will smell some bleach. Remember customer expectations and up front honesty goes a long way. The Green Waah product has a Rain Fresh scent in it, but you can also buy straight Rain Feesh cover scent as well, and add more if you like. Most customers will not have any issues about the smell, but some people are very bleach sensitive and will need the extra effort. About the SH percentage, we use 15% strength and love it, so if you have 12% that's great. The highee percentage SH will last longer because it does not degrade down as fast.

Also, please try to write in normal font and not all caps. Typically all caps in an email or forum post gives the appearance that you are yelling or screaming.

Hope this helps!?

The voice of a much more experienced salesman! It is SO much easier to do a job when you tell the customers as much as you can up front so they know what to expect. Thanks John!
