A friend of mine cleaned this shopping center in Macon, GA and he wasn't able to get these black stains off. He's tried different strengths of bleach, multiple degreasers and One Restore. Any suggestions? It's about a 2 hour drive from me and I may drive down and try to fix it for him if I can.
i cant tell from the pics but it appears the streaks are at intervals that match up to standing seam roof above. If so, then it is most likely a stain from the cut edge of the panels. Most commercial standing seam is galvalume win a Kynar 500 finish paint. The cut edges will have exposed metal made up of a aluminum and zinc coated steel. The edges might be forming some oxidized streaks below. Maybe try oxiwash or some form of gutter cleaner.
Please update on this if you find anything that works.
My go-to is OneRestore for things like this, so I was surprised that had not worked. Also, if the masonry is in good shape, maybe a hot water pressure washing? My first thought was also that the pattern looked very regular, like it was the result of some specific part of the structure causing the stains. I thought maybe caulk, but OneRestore should have taken care of that, although I usually use it in combination with hot water pressure wahing.

He's still experimenting. I've been talking with him by phone to try to help. This is holding up a $20,000 check for him. I've been swamped and haven't been able to get down there. I wonder if we have any "in network" guys that could help him out?
I would try F9 Calcium and Efflorescence remover if the other products he tried didn't work
