Here's a quite large LA Fitness building that has a lot of algae and yucks growing on it. Some pretty deep black stains that have been neglected for years.

Look for suggestions for pricing. On the half of the building, only about the top 3 feet are bad, the remainder is actually pretty light. I feel .20 per sq. ft would be a little fat on price.

When she asked me about how much a project like this costs, I blurted out  "Building this size is usually up around $5000". I hate doing this unless it is for the purpose of giving them a high number for sticker shock effect, and then coming in lower and being a hero. I'm hoping that I gave her a high price, as opposed to a low one. But my gut blurted it out for me without really thinking about it. biggrin Now she did say "Wow that's a lot."

Also I've never cleaned around electrical signs like the LA Fitness sign - anything I should be worried about? This will be my first decent sized commercial job.

She also asked that I break out the bid, one for the "White part of the building", another for the yellow parts, in case she needed to break the bid down into pieces. Thus the Google Earth pic. White area is in red.

Total sq. footage of everything on the building is about 20,000 sq. ft.

Brandon,

I cleaned two buildings that size in 09 on a Saturday with one man it took only 6 hours 220 gal of mix 3% plus surfactant the two
buildings had multiple surfaces vinyl, metal, glass, stucco,etc. I only charged 1,600.00 back then yeah only 1,600.00....

I would come in at 3,500.00 since this is your first big building you can always charge more later it should only take one day.

The signs are weather resistant I would rinse first then chem. Hope this helps.

Don't sell yourself short.  If you didn't clean what is cost to repaint?  Maybe one of the painters could post an approximate sell price.  I'm guessing painting is around $1.50/sf?  Stucco is a pain.  What if you have to visit again and retreat.  You will work at night or odd hours etc  What is their cost if they hire a guy that uses a pressure washer to clean and they screw up and damage surface?  I know that LA Fitness when they construct they use premium products and do not cheap out using using inferior products that barely meet construction specs.

Hearing that it should only take 1 day makes me feel pretty good about a $3500 bid. Now that she has $5k in her mind that would close the deal I bet. I already sold her big time on what a pressure washer would do. Including needing to rent a lift and or move all over the building with a ladder.

Brandon,

Based on google earth measurements (approximately210x210) from this address (779 NW Council Drive Gresham, OR 97030) I would come in at $3900.00. We use linear foot to provide quotes. From the photos I would consider that a three (3) story complex. Again this number is based off of photos and not a physical site inspection. Our market is different than yours of course.

I'm sure you thought about this already but Tim brought up a good point on logistics. Will you have to do the work after hours (premium time)? There are many more like...What are city regulations, if any, on runoff? Customer parking will have to be diverted to other areas of that lot and that in itself could be a logistical nightmare. Their customers are all health conscious so they (customers) will be nosey/curious about chemical odors.

That job will look great when your finished and in your portfolio.

Man, I must be way off I would charge them the five grand. Thats probably a 30 thousand dollar paint job at least (Hawaii Rates) I don't even do House washes for under $700. What happens if you do encounter trouble spots and do need to get up there. You have to demand what your worth. They have the money and were already planning to wait as long as they can to have it re-painted. So they will be stoked to part with a portion of what a new paint job cost. You have already made the sale. Your building is dirty (you brought that to their attention), pressure washing vs. soft washing, the cost to have no damages and the fact that you are a professional soft wash company will out weigh the price. Companies love to hold on to their money!

From what I've seen, we'd be in at $2500 -3900. Would be a day long job. Make sure you have lots of extra staff and precautions when working around ingress/egress areas. Find out the slowest time of the day and clean those areas then. Also have I. Agreement you can take parking spaces out of commission for 12-24 hours.

Ray, the agreement you are talking about - is that something you could share with me? :)

Thanks all you guys for all your considerations. I submitted the quote this weekend for $3750 and made it clear that work is to be done during business hours. If they specify otherwise, I will adjust the bid accordingly. 

Ray is right, 80% of the job is sides of the building where traffic is not a problem. So a small portion around entryway, I pretty confident I can get during their slow hours.

Brandon, I just type it into the estimate. Usually something like " X allows Spray Wash Exterior Cleaning to remove parking spaces in front of business from service for a period of not more than 24 hours".

Brandon, if that is Dryvit, you may get it clean but it will still look bad and need to be painted, anyway. May need some retexturing, also, I suspect. They definitely need to do something yesterday if not sooner.

Do they know that? At least if they do repaint, it shouldn't come through again, right? I don't know for sure. My two cents. As always, let me know where I am wrong ;).

The results are in! Job went fairly smoothly.

It took 1 coat with a rinse with my new booster pump on 1 side and 3 coats and rinses on the heavy black stained side.

Manager was so ecstatic she sent a mass email out to her colleagues, including district manager and VP.

I did 1 final light coat after I took the last 2 pics. I'm going to go back and take some more after pics during the same time of day.

I actually was able to use both SH and CH on this job. I was concerned that CH might not be strong enough for some of the very black stains, especially being a few degrees over freezing, so I went and picked up some SH.

I used CH and SH side by side on some of the really tough stains and the SH did pack a little more punch than the CH.
