Thought I would post what my latest job sold was. I did a walk through and took note of every roof on the property that had moss and the degree of the growth. There was no visible Gleocapsa Magma growing on the roofs, just moss.
Then I measured the entire property using Google Earth. and put together 2 options. Since about 30% of the buildings (with a lot of sun exposure) have zero moss or algae growing on them, Option 1 was the entire complex, Option 2 was only hitting the buildings with moss growth.
I took a screenshot on Google Earth and superimposed a coloring graphic onto the Satellite image, showing the moss growth chart. See attached pic.
I then put together a presentation showing before /after pictures and using AC's ProBizGuide template documents for reference. (Those are great by the way).
Job was $9800 and should take approx 3-4 days. Shhhhhhhhhhh don't tell anyone else in Oregon. ;)
Most of you probably know how to do stuff like this, but just in case, I made a quick how-to. Maybe it might help. Figured it was quicker to do this than to type it out.

Also, HOW did you sell this job to them? Was it a "cold-call", or did they come to you? I'm trying to make contacts with all the apartment/townhome communities here, but nobody seems interested. I'm in the process now of researching which companies actually OWN the properties. These managers seem like they could care less about the health and longevity of their roofs, sheesh!!
Think out of the box Pick up a book on prospecting for leads for ideas.
Here's a few ideas
1. join a chamber of commerce. They usually will have networking groups within and join one that has a member that might serve a similar customer base that you are targeting
2. drive through development. Find the someone working there like landscaping and ask who their boss is and put a call into the owner of that company. Invite him for coffee and ask for marketing help and see what happens. I bet if he likes you he will share some contacts
3. drive through development and talk to one of the owners who are out walking their dog. Ask who is on board and who handles roof cleaning. You basically prospect for info, find hot buttons, identify problems etc. Dale Carnegie selling 101. Once you gather info you approach property management contact they gave you.
4. focus on property management companies that service HOAs first and move to apartments later.
