Had my first roof that I had to tell the homeowner that a cleaning would not do them any good. This homeowner is putting her house up for sale and was told by the realtor to give me a call because the roof did not look just right and that I would let her know if just a cleaning would work. Well I got to the house and it's supposed to be a nice brown colored shingle but it is a funny looking white color. I get the ladder out to get a closer look, all the granules are gone from the shingles.
Homeowner said roof was put on 10 years ago and she still has the paperwork from the roofing company that installed the shingles. She will be giving them a call to try to find out about the warranty on the shingles.
I have never had this before, where all the granules were gone from all the shingles.
90% chance they were installed improperly. Most likely insufficient ventilation. Tell homeowner to call shingle manufacturer directly. hopefully they used a real liscensed contractor.
that is the fiberglass reinforcement mat/scrim used to laminate the layers of asphalt to produce the shingle. It could be manfacturing defect or just substantial aging. Sometimes they and them with the scrim to far towards the upper laminate and I can cause premature granule and asphalt loss.
