How much to charge for a roof

I know this an old and worn out question, but how would should I charge for this roof? I'm thinking $475.00 but have no idea why.....what type of formula do some of you use? Sq Ft, sq Ft and Pitch, or just eyeball it and throw a number out there?

I don't think I sold a roof only cleaning. Offer alot of options gutters, siding, sidewalk, deck. What is market price. You should aspire to be the higher price plus have the best professional image.  If you can present well I would start around 800 - 1200.  Add options. To create a list price and discount based on a package.  If homeowner has money they will spend if they trust you. I am 20-30% higher than other guys in my market and closing 55-60%. Come to softwashapalooza, join ask the seal, order of the compass rose. We can only work 9 months a year so we need to maximize each sale

Get the ap Pitch Gage on the ap store then charge by sq ft. Also factor for roof type and for difficulty.

Every market is a little different, but by the looks of it I would say anywhere between $700 and a thousand. Those prices are without any upsells of course.

Not yet. I'm being sub-contracted on this one. Contractor said the proposal was solid and is waiting on a deposit from the customer before work begins. So I'm thinking its a go, just waiting on the customer.

I'll post pics when the cleaning is done.

Hey Mark. Got the green light for the roof. Charged $890.00. Job came off without a hitch other than a little residue left over from the Roof Snot, but that will rinse away. Owner very happy.

 Hey Alejandro- I used 12.5 SH - 3%. Have not tried CH yet. not sure if I want/or really need to go that route.

Length x Width of the building footprint, then multiply by your pitch factor. This will give you total sqft area.

Here are the pitch factors I use:

5/12 pitch and under (easily walkable) - pitch factor= 1.2
6/12 - 8/12 pitch (Take fall protection measures. and walk with caution) - pitch factor =1.3
9/12 and above (Spray from ladder) - pitch factor= 1.4 for 9/12 - 1.5 for 12/12

44 x 30 footprint with a 8/12 pitched roof = 1320 x 1.3(pitch factor) = 1716sqft of roof surface, now multiply the total sqft by your per sqft rate.

Factor in cut up roofs like dormers and reverse gables as opposed to easy straight sections of roof.

You can usually find pitch factors online or check out Pitch Gauge App witch will help you determine the pitch of the roof.

** Download the app - "Pitch Gauge" - available on Google Play store for Android and App Store for iPhones. **

You can simply place the phone on the roof or stand back and aim at the roof to get the exact pitch, enter in the length, width & pick what kind of "Cut level" roof it is. It also has various example pictures of different types of roofs showing different cut levels (1-5).

You can also add multiple areas for a total, for instance in the case of an "L" shaped house (one rectangle, then the other).

Oh yeah - it's also free. GREAT app I use it everyday.
