Stain on Stucco

I attached a photo of a stain along ground on some stucco.  We tried F9 BARC with no change.  We tried cleaning stain first before softwashing. Any ideas?

Its what I call an inside out stain. Its coming from the inside likely. Am I close?

Try some straight 12% it looks to me like it is orange mold/mildew that the hardest to get out. I carry a squirt bottle of straight love for that it usually takes care of it.

The looks like real stucco on block. Could be the paint is just shot there in that low moisture rich area. If what Greg said doesn't work, then its a paint issue

I have run into what looks like this before on a brick wall and tried straight sh and f9 with no luck only thing worked was oxalic acid.
maybe that will work
