i would say some one in florida would have to answer this question. My rates would be twice as high as yours.

True! and I dont believe you have Tile roofs.

very few and far between but ive personally have never cleaned one. I do know they are more labor intensive than asphalt shingles so again i would go maybe 15-20 cents a square.

I charge double for barrel tile vs shingle. Use a lot more chemical and you can't cross spray like on a shingel. A big dedciding factor here will be if you can SAFELY walk the roofs. AC will be a huge benefit to you. I wouldn't do a thing till you discuss with him if I were you.

Thank you! I have been talking with AC quite a bit as of late and yes! he has been a huge help, I have been "Pressure" washing roofs for 17 years so I'm very educated on the pressure cleaning and walking on tile, my question was bidding it for the "Soft Wash" I know exactly what I would bid for pressure cleaning the old way.

Jason,

First if you are using Google Earth use the measurement tool to get the flat square footage of the building.

Most of these condo roofs in SW Florida are the same pitch which is about a 512.

For BASIC and somewhat accurate roof footage take the flat footage and multiply it by 1.512 to get the overall footage of the roofing surface.

Now there is alot of info you cant get from Google!!!!! Dont be lazy.

How many stories?

Gutters?

Where do the gutters go?

Landscape?

Windows and overspray?

How dirty are the roofs and estemate the number of treatments needed?

The square footage of the roof is just the start. You have to factor time on the job and exposure to potential damages and delays from residents.

I dont have all of this info but my GUT feel on this is that a crew of two men, one on the roof spraying and one down below doing ground control, could do one buildings roof , pluss the adjoining garages in 1.5 days.

In Florida your goal should be to make at least $200.00 an hour for every hour that crew is on the clock (not on the job) from the time they leave the office till they get back that eve. Residential we shot for a $1,500.00 day and commercial like this we shot for $2,000.00 a day. My overhead per truck just to break even was $980.00 / truck / day.

Based on this I would price the job at $2,250.00 per building, including garages. You probably wont get it for that! If you want to start adding feathers to your cap and score a few of these jobs until you can start demanding a higher price, then Id go $1,750.00 per building. Also condos like it when you break it down into a per unit price.

Thanks for the words of wisdom, I must have been getting your thoughts subliminally I quoted the job for roof and carports at $2,270.00 per building....how crazy is that? I was only 20 bucks off of the price you quoted... now let's see if I get it ;)

I might need that new fully equipped truck sooner than later.
