Metal Roof Restoration

This was a project I started tackling yesterday. After starting - I found that the roof has pretty severe oxidization. I had only contracted with the customer to do a regular spray treatment for $900 to remove the black algae and lichen growing on the surface.

It was definitely a learning experience for me - now knowing what to look for on metal roofs. But I spoke with the customer and explained the difference between the stuff we were going to clean and the extra layer of oxidization that we were not going to.

I tried using F9 - and it didn't really do much - it did get some of the layer off - but once I used another product I had in my truck - there was a dramatic difference. So much so, that I was nervous whether or not the customer would be happy with the result, since it actually changed the color of the roof. (see pictures)

She was FLOORED (in a good way). I upsold her into a "roof restoration" at over 3x the price. I'll be going back this coming week to do the restoration! *phew*

I will definitely post my before/after pics on this thread.

It's a 2-step truck wash acid based product. I diluted it down about 100 to 1 and let it dwell for about 5 min.

Landa makes it, it's called Supernova.

That probably cleans up gutters really nice as well. I have heard some guys use Panel Brite, that Russ sells as well. It is a truck wash.

hi Brandon, question  i thought the go to cleaner for metal roofs was bleach wash. which is suppose to have a waxing property in it when rinsed off..?  is this the stuff you are using..?

Landa Super Nova

Highly concentrated, non-fuming, acid detergent with extra wetting agents for the absolute toughest of cleaning jobs, such as road film. Cleans and restores oxidized aluminum. Removes carbon, grease, oils, and diesel smoke. Does NOT use hydrofluoric acid.

 Yes that is the same stuff.

Bleach wash is to be used after cleaning metal roofs with SH. It neutralizes the bleach and provides a buffering agent.

I will be cleaning the roof with CH, then rinsing. Then applying Landa Supernova, then rinsing. Then applying Bleach Wash as a final coat to get the buffering agent, then final rinse.

Final job price is around $3500.

@John - I've never tried it on gutters - I'll have to give it a shot...

Have some new results on the metal roof restoration. It is taking a bit more elbow grease than I expected, but the customer is THRILLED.

I sprayed the Super Nova on the surface, let it dwell for about 5 minutes, then scrubbed with a truck brush and the oxidation came right off. You have to be thorough with the brushing though. Miss a spot and you can see it when it dries.

I'll be putting together a video on this one. 1 last day and we'll be all finished.

Brandon....roof looks great! Cant wait to see the video... Was wondering what the square footage was on that roof for the price you charged and how many days did it take you to finish the job? I have a lot of green metal roofs that look like that and customers want it to look new again im just not sure they are willing to pay that price in my area.

I charged about .40 per sq. ft. Gutter cleaning is a requirement when doing this. You have to clean out the gutters to let these chems drain out. It takes about 3 times longer than a traditional cleaning.

Honestly, if I were to do it again, I would charge .50+ per sq. ft. The result was phenomenal and the work was tough.

  • Great  job Brandon, roof looks new again. I'm  having that same issue here in S.t.lucia.90% of roof out here are metal roofs  and look similar to this one. where can I get the supernova and have it ship to don where . May look into restoring of metal roof.

 Also what would be the general coverage of a 100 gallon softwash mix,trying to to get a sq.ft of roof cleaning.i know it sometimes depend to the type of roof but just trying to get a basic idea.

Nigel,

I'd try to contact your closest Landa pressure washer dealership to see if they stock the chems and how much to ship it over it to you. It costs me $90 for 5 gallons and is diluted about 8:1.
