Located in Tallahassee, Florida, this Killearn home, was roofed with Hardi-Plank shingles.
A couple of unique challenges were immediatley evident with this home. The severe pitch would be difficult to walk on a asphalt shingled roof, but when covered with 1/8 - 1/4 thick inch brittle concrete shingles it becomes impossible to access by foot. Signs of chipping/breakage were pretty evident on the roof just from limbs dropping, and previous ladder access so I could only imagine how much damage a person could cause
The solution was to "rake" the substantial debris off the roof with an extension pole and then clean with a very aggressive solution (40%).
This house needed a rain rinse to really make the final results POP!
Material wise, time wise, and process wise, I would compare this roofing material to tile, except that it is unwalkable.
Yes guys, there was literally a smorgasbord of growth on those shingles. Lichen, algae, gold algae, moss, fern and stuff I had never even seen before. But it's all gone now!

I've searched for this answer and can't seem to find it. I don't know how to start a new topic and this thread is shingle related so I posted here. I read that power washing is bad for shingles because not is it only unsafe, it removes the granuals which voids the warrenty. Not being a roofer I have no idea what purpose the granuals serve on the shingles other than coloring? I'm thinking this is an important bit of information when talking to a HO. Thanks in advance.
Top of forum it says start new topic. As far as granule loss go back to softwashsystems home page and read ACs article on roof cleaning. Read it a few times. All the granules do is to provide a layer of material that protects the asphalt coated fiberglass mat from the UV rays from sun. Once the granules start coming off the asphalt the shingles will degrade and that is when leaks start. The lichens and molds have a fine filament of roots that will grow under the granules and cause them to loosen. Granules will also come off from pressure washing as well as some systems that have a round cleaning aparatus that looks like a surface cleaner when used improperly. Also excessive foot traffic and not walking carefully on roof will loosen granules.
