I have a 2800sq ft, 2 story, hardi board home to wash this week. It's a fairly new home, built in 2007. It mostly has built-up dirt on it but the corner verticals are wood and have some mold on them. As usual,, lots of plants and other vegitation around the house.
The paint is gray and it looks like it's in great shape, but I can't tell if there's any oxidation.
I'm thinking Green Wash @ 1% SH as a starting mix for testing.
Side note... the next door neighbor (house is a twin to this one) was recently power washed and the guy took a lot of paint off the wood corner verticals and didn't get the HB as clean as it could be. My customer had hired that contractor to clean his house too, but after seeing the results of his neighbors house he told the contractor to take a hike.
I'd really like to hit this one out of the park because there's a lot of potential work in this upscale neighborhood.
Your thoughts/recommendations will be greatly appreciated.
Thanks for the replies, guys. Chris, thanks, I'm going to try your mix. The less SH I need to use, the better. All I'm really dealing with here is road and wind crud that's accumulated on the house since '07. The mold on the corner uprights is moderate, at worst. I'm going to have an audience watching me clean this place, so it's important that I get it clean in 1 pass.
SH to cause plant / property damage. I do not even have to
pre rinse shrubs at this concentration. I use it every day,
and it works. If the alga is thick and green, I step it up to
2 gal SH and approx. 58 gal. water and 32 oz. of Green Wash.
It works great for me, and I NEVER worry about plant damage
on house washes.

You use this mix for vinyl siding? How long do you let it sit on the house before you rinse it off?
I use this everyday on vinyl and on Hardi-board.
The fist picture shows some heavy algae. This took two applications of mix with 1 gal SH / approx. 59 gal water. It sat for about 10 min. total. The second pic is the finished product.
The third and fourth pics show what the houses I clean have on them for contaminants. 1 coat and 2-3 min. it is gone and ready to rinse.
Less chemical means less cost per house, NO plant damage, easier on my truck and pump. It is a win win.....
that is what i call a lesson learned for next time. I have underbid jobs myself but now i know and i always price accordingly now. I hardly ever let people haggle me down, and if i think they might i just increase my first number for some wiggle room.
